Block management in Essex

We are based in Basildon and manage residential blocks and estates across south Essex, from Brentwood and Grays out to Southend and the estuary towns.

Service charges, communal repairs, contractors and compliance - with our own maintenance teams available if you want them, and a willingness to work with contractors you already use if you do not.

The Stock

What we are actually managing

Essex covers an unusual range of building types in a short distance, and each brings a different maintenance profile. A plan that works for one is wrong for the next.

Post-war blocks around Basildon

The New Town era left a lot of three and four storey walk-up blocks - buff brick and render, flat or shallow roofs, metal-framed windows in the original stock and uPVC where they have been replaced. Flat roof coverings and external stairs and walkways are usually where the money goes.

New apartment schemes

Chelmsford, Basildon and the larger Essex towns have added a lot of purpose-built apartment stock. Newer buildings bring their own demands rather than fewer: mechanical ventilation, door entry systems, communal plant, podium landscaping and, on some schemes, defects that surface once the developer's warranty period is running out.

Conversions along the estuary

Southend, Westcliff and Leigh have a large stock of Victorian and Edwardian houses and seafront villas split into flats, often four to ten units. Sash windows, slate and clay roofs, rendered elevations and original drainage. These are the buildings most often turned away by larger agents, and they are a significant part of what we do.

Interwar and post-war along the A127

Rayleigh, Benfleet, Wickford and Billericay have smaller purpose-built blocks from the thirties through the seventies. Mixed construction, mixed condition, and frequently no reserve fund because nobody ever started one.

New estates

Estates where the council never adopted the roads

A lot of newer Essex development comes with communal areas the local authority never took on - private roads, parking courts, play areas, drainage, open space. Somebody has to maintain them, and the cost is recovered from residents through an estate charge, often alongside a rentcharge in the transfer documents.

Residents are frequently unclear about what they are paying for, who is accountable, and what they can challenge. It is a genuine source of frustration and it has been a focus of the leasehold and freehold reform programme, with further change expected.

Where we manage an estate we set out what the charge covers, what the schedule of works is, and what the money has actually been spent on. Not complicated. Just rarely done.

Our Own Trades

Essex is a patchwork

South Essex is not one authority. Southend and Thurrock are unitary councils, Chelmsford is a city council, and Basildon, Brentwood, Castle Point and Rochford are districts under Essex County Council. Waste and recycling arrangements, parking enforcement, licensing and planning all vary between them.

None of it is complicated once you know it. It is just the sort of thing an agent working from the other side of the county gets wrong repeatedly - arranging the wrong bin provision, missing a permit scheme, or telling a board something that is true in the next borough but not in theirs.

Your choice of trades

Repairs, and who carries them out

We run our own maintenance teams, so a communal repair in an Essex block can be instructed and completed without the sourcing delay and minimum call-out charge that make small jobs uneconomic. On an eight-flat conversion in Westcliff that difference is not marginal - it often decides whether a repair happens this year or gets deferred again. Whether you use our teams is the board's choice, and we are equally happy managing contractors you already trust.
