For resident management companies

Block management for RMC directors

Being an RMC director is unpaid work with real legal weight behind it, usually on top of a full-time job. We take on the running of the block - the service charge, the repairs, the contractors, the compliance schedule - so the board can make decisions rather than chase them. Based in Basildon, working across south Essex and east London.

Where you stand

What your management company is responsible for

In most modern leases the resident management company is a named party alongside the freeholder and the leaseholders. The repairing and management obligations sit with the company, which means they sit with its directors - and the directors are leaseholders who volunteered.

In practice that covers maintaining the structure and communal areas, setting and collecting a service charge that genuinely covers the cost of running the building, consulting leaseholders properly before larger works, keeping the block compliant with fire and electrical safety requirements, holding the right insurance, and keeping the company itself in good standing at Companies House.

Appointing an agent does not move those duties. They stay with the company. What an agent does is carry the work, give you the information to decide properly, and make sure nothing falls through a gap while everybody is busy with their own lives. Any agent who tells you they take the responsibility off you is telling you something that is not true.

What our block management service covers

What the directors still decide

We are not trying to run your company for you, and you would not want us to. The board approves the budget, signs off major works, sets the direction on how the building is looked after, and holds the statutory duties that come with being a director.

What changes is that you make those decisions with the numbers in front of you, a recommendation attached, and a clear picture of what happens if you do nothing. We will tell you what we think and why, including when we think an idea is a bad one. What we will not do is spend your leaseholders' money without the board knowing.

Major works

The part that catches boards out

Where qualifying works will cost any single leaseholder more than £250, the law requires a formal consultation process before the money is spent. The same applies at £100 per leaseholder per year for longer-term agreements. Get it wrong and the amount recoverable through the service charge can be capped at those figures regardless of what the work actually cost - with the shortfall landing on the company.

It catches smaller blocks constantly, because the threshold is per leaseholder rather than per building. On a block of eight flats, a £2,400 roof repair is £300 each and consultation is triggered. On eighty flats the same job is £30 a head and nowhere near it.

We run the consultation properly, on the right timescales, with the notices the leases and the legislation require, and we tell the board early enough that the work can actually be planned rather than rushed.

Continuity

Knowledge that does not leave when a director does

Boards turn over. Someone sells their flat and moves, and a decade of understanding about the building goes with them - which contractor did the roof, why the drainage was relined, what was agreed at the meeting three years ago that nobody minuted properly.

We hold that history. Records, contracts, compliance documents, correspondence and the reasoning behind past decisions all stay in one place, so a new director can be brought up to speed in an afternoon instead of inheriting a shoebox and a guess.

The awkward part

Somebody else can have the difficult conversation

Chasing a service charge is uncomfortable when the person in arrears lives above you and you see them at the bins. So is telling a leaseholder their alterations were never approved, or that the noise complaints are being taken seriously.

Those conversations are our job. Having a professional third party in the middle takes the personal edge off, keeps the process consistent for everyone, and means a director does not have to choose between doing the right thing for the block and keeping the peace on the landing.

Your choice of Trades

Repairs, and who carries them out

We run our own maintenance teams, which for a lot of boards is the thing that finally breaks the cycle of waiting on contractors - a repair gets instructed and done without a sourcing delay or a minimum call-out on a small job. Whether you use them is the board's decision, every time. We quote alongside any other contractor you want to consider, and if you have trades you already trust, we will manage them for you instead.

South Essex and east London

We work along the A127 and A13 corridor, from east London out through south Essex to the estuary.
