We are a block management company based in Basildon, working across south Essex and east London.
We set the business up around one idea... That most of what goes wrong between a managing agent and a board comes down to repairs taking too long and nobody answering the phone. So we built a company that keeps its patch small enough to actually turn up, and that can put its own maintenance teams on a job when a board wants the speed of that.

our Approach
Most managing agents hold no trades at all. A repair gets reported, a contractor is sourced, a quote is chased, and a minimum call-out charge lands on a job that took half an hour. We run our own maintenance teams, which removes that delay when a board wants it removed - and it is the reason we can take on small blocks other agents turn down. It is an option rather than a condition. The board decides who does the work, every time.
From Basildon, along the A127 and A13, out to the estuary in one direction and the eastern London boroughs in the other. It is a deliberate limit. Inspections only mean anything if somebody actually walks the building, and emergencies only get resolved if somebody can reach it.
Neither decision is complicated. Both cost us work we could otherwise take. We think they are the difference between managing a building and administering one.
Working together
Appointing an agent does not move a board's legal responsibilities. They stay with the company and its directors. What we do is carry the work and give you what you need to decide properly - the numbers, a recommendation, and an honest account of what happens if nothing is done.
We will tell you when we think an idea is a bad one. We will not spend leaseholders' money without the board knowing, and we will not let a decision drift because raising it was awkward. Reports go out in plain English; if a report needs a glossary, it has failed.

Our office
Our office is in Essex. It sits roughly in the middle of the area we cover, which is the point rather than a coincidence - Southend and Chelmsford in one direction, Brentwood, Romford and Barking in the other, all within a straightforward run.
