Areas we cover

Where we manage blocks

We work along the A127 and A13, from the east London boroughs out through south Essex to the estuary.

It is a deliberate limit rather than a coverage list. Being able to get to a building, walk round it and stand in front of the board matters more than claiming to cover everywhere.

Our patch

A corridor, not a coverage map

Plenty of agents list three counties on their website and manage buildings in none of them properly. It is easy to do - the site says the words, the enquiry comes in, and a manager two hours away takes it on because turning work down is hard.

We are based in Basildon and we work outward from there along the two roads that actually connect this area: the A127 through Brentwood, Basildon and Southend, and the A13 through Barking, Dagenham, Grays and Thurrock. That corridor is one continuous stretch of housing with shared building stock and, largely, a shared trade base. Working within it is what lets us attend buildings rather than administer them from a distance.

If your block is outside it, we will tell you. That is a better outcome for everyone than taking it on and doing it half well.

Essex

Block management in Essex

South Essex is where most of the buildings we manage sit.

The stock varies enormously across a short distance - new apartment schemes in Basildon and Chelmsford, post-war walk-up blocks around the New Town, Victorian and Edwardian conversions through Westcliff, Leigh and Southend, and estate developments with communal grounds and rentcharge arrangements out toward Braintree and Witham.

The estuary towns bring their own problems. Salt-laden air is hard on render, metalwork and balcony fixings, and a maintenance plan written for an inland block underestimates how quickly the exterior degrades.

East London

Block management in east London

The eastern boroughs sit at the other end of the same corridor and are close enough to serve properly from Basildon.

Havering, Barking and Dagenham and Redbridge in particular - Romford, Hornchurch, Upminster, Ilford and Barking are a straight run down the A127 or the A13.

The building stock leans older and denser than Essex: yellow stock brick terraces converted into flats, interwar mansion blocks, and post-war blocks that have been through several rounds of ownership. Compliance history tends to be patchier, and taking one on often starts with establishing what documents actually exist.

being close

What proximity actually changes

"Local" gets used loosely in this industry, so here is what it means in practice.

Inspections happen

A site inspection means somebody physically walking the building - roof void, bin store, riser cupboards, the corner of the car park nobody looks at. When the manager is an hour and a half away, inspections quietly become desk exercises with photographs supplied by a contractor.

Emergencies get attended

A burst pipe at eleven at night needs someone who can be there, not someone who can log it. Distance is the single biggest predictor of how long a communal emergency takes to resolve.

The trade base is the same one

We use the same contractors and suppliers across the corridor, which means we know who turns up and who does not. An agent working across half the country is starting from scratch on every building.

Meetings can be in person

Some conversations with a board work better face to face - a difficult budget, a major works decision, a dispute that has been rumbling. Being able to sit in a room without it being a half-day expedition changes how those go.

Local knowledge is specific

Which authority handles what, how waste and parking enforcement work in that borough, which estates have rentcharge arrangements, where the coastal exposure starts to matter. None of it is dramatic on its own. It adds up.

Not on the list?

Not sure if you are in range?

The lists above are the areas we work in regularly, not a fence. If your building is nearby but not named, get in touch and we will give you an honest answer about whether we can look after it properly. Sometimes that answer is no, and we would rather say so at the start than take on a block we cannot service.
